Because these type of properties are much smaller and normally connected to the main utility services the length of time required for renovation is much shorter than when dealing with projects on large farmhouses in the countryside. A typical renovation project will start with a prospective purchaser having a structural report carried out by one of the independent Structural Engineers we use. Once an offer is accepted or after the property has been purchased, then a Preventivo (Quotation) which lists in more detail the costs involved in the project will be prepared. This will show the costs of each separate area of the work to be undertaken, such as the electrical work, plumbing, plastering, costs of windows and doors etc.
Then the necessary planning permissions will be obtained from the local Comune (Local Authority) before any work can be carried out to the property. Normally projects in Italy are overseen by either a Geometra (Surveyor), Architect or Structural engineer and they are paid as a percentage of the total cost of the project to be undertaken. Builders also have to be registered by law, to ensure that they have the required insurance in order to carry out work.
